STEP 1: Whole Home Inspection

Home Love Management begins with a comprehensive whole-home inspection. We carefully assess every major system and component in your home to establish a complete picture of your home’s condition. Your Annual Home Love Inspection Report details each item (including photos), gauges its current condition, identifies any issues and, if necessary, recommends immediate or future repair or replacement.

STEP 2: 12-Month Maintenance

Home Love Maintenance includes the following proactive initiatives, regularly scheduled throughout the calendar year:

Annually
  • Whole home inspection.
  • Dedicated Home Manager, on-call 8 AM to 5 PM, Monday-Friday. Answering service handles repair emergencies during off hours. Your Home Manager is responsible for everything from your initial Whole Home Inspection to 12-months worth of proactive maintenance, repairs, and even coordination and oversight of third-party contractors who work at your home throughout the year. 
  • Schedule HVAC tuneup (External) 
  • Replace batteries for all smoke and carbon monoxide detectors (parts included)
  • Replace batteries for garage door remotes and keypad(s).  
  • Replace batteries for all television remotes.
  • Compile all appliance owners manuals, notate (if possible) termination dates for all appliance warranty periods.
  • Clean air ducts and replace air filters (parts included)
  • Clean all faucet and showerhead filter screens to remove debris
  • Check all drains (sinks, vanities, tubs, showers) for water evacuation
  • Testing HVAC systems:
    • Airflow
    • Air temp
    • Cover/uncover external AC units
  • Spring: charge sprinkler system
  • Fall: winterize sprinkler system
  • Adjust indoor/outdoor timers for daylight savings time
  • Check

    • Take the lead on requesting estimates from external contractors for projects outside the scope of Home Love Company expertise.
  • Perform the legwork to find qualified outside contractors for homeowner-requested projects that fall outside the scope of Home Love Company expertise.
  • Meet with vendors (and homeowner if requested) onsite to go over job specifications.
  • Manage estimate deadlines.
  • Coordinate deliveries for appliances, all furnishings, etc.

STEP 3: Repairs

With the benefit of a thorough ongoing maintenance program, unexpected repairs should be minimized. Inspections throughout the year will help to forecast when items should be repaired or replaced, minimizing inconvenience to family members.

Your Home Manager will notify you in writing when he/she recommends the repair or replacement of a household component, fixture, system, or item. That recommendation will always come with a written estimate and timeline from Home Love, as well as the option to seek additional estimates from third-party vendors.

What does Home Love Management & Maintenance cost?

Home Love Management & Maintenance is an annual subscription service, paid monthly, based on the livable square footage of your home. Homeowners that pay for the full year in advance receive a 10% discount.

In addition, Home Love Management & Maintenance clients receive 10% off all Home Love Repair labor.
